Yun is a registered architect with Board of Architects, Singapore, since 2005. She has a vast and varied experience in the construction industry, ranging from design, project management and supervision of site works. One of her first projects as a young architect then was recladding works at High Street Centre in 2002.
Yun and Walter met as colleagues in the architectural site team in Singapore Powers (SP) project in Labrador Park in 2023. Yun, who was helming the façade works on site together with Walter then, decided to use their combined expertise and knowledge in façade works to help building owners/managing agents maintain their building façade.
The Periodic Facade Inspection was introduced by Building and Construction Authority (BCA) in 2020 with the aim to ensure public safety through the regular building facade checks. As buildings become older, there is wear and tear of building facades. By detecting deteriorating facade early, building owners can carry out facade repairs early, and hence improving public safety.
Buildings more than 20 years of age are required to be inspected every 7 years with exception of landed houses, temporary buildings as defined by the Building Control (Temporary Buildings) Regulations 2018 and buildings not more than 13m height.
Building owner receives BCA’s Notice for PFI for his building which is due for building facade inspection.
Building owner appoints Competent Person (CP) to inspect building facade.
CP conducts facade inspection.
Building owner or CP (authorised by owner) submits report to BCA.
Building owner engages a contractor to repair defects recommended by CP.
Once you receive the BCA’s letter for Periodic Facade Inspection (PFI), you typically have a specific timeframe to complete the inspection and submit the report. It’s important to review the letter for exact deadlines and ensure that the inspection is scheduled promptly to comply with regulatory requirements.
